Home Is Possible (HIP)

Provides 4% of the loan amount as down payment and closing cost assistance on a 30-year fixed-rate mortgage. Requires a minimum 640 credit score, income and purchase price limits, and completion of an NHD-approved homebuyer education course. Available in Las Vegas, Henderson, North Las Vegas, and across Clark County.
Essential Workers — Launched December 2025

Worker Advantage Program - $20,000 Grant

Launched in December 2025, this program provides $20,000 in down payment assistance to essential workers (healthcare, education, public safety, construction) purchasing a primary residence in Nevada. Backed by $18 million in total funding — approximately 900 households. First-come, first-served. Requires six months Nevada residency and household income up to 150% of Area Median Income. Apply through a certified Home Is Possible lender.
Teachers

Home Is Possible for Teachers

Nevada teachers receive $7,500 toward down payment and closing costs — forgivable after five years as a primary residence. Requires a 640 minimum credit score and a one-time program fee of $755. An excellent option for educators purchasing in any Clark County community.
Federal Program

FHA Loan - As Little As 3.5% Down

The most popular first-time homebuyer loan in Las Vegas. Requires as little as 3.5% down with a 580+ credit score. FHA loan limits in Clark County align with the conforming limit, making FHA a viable option for most Las Vegas median-priced homes. Can be paired with Nevada state assistance programs to further reduce out-of-pocket costs.
Veterans & Active-Duty Military

VA Loan - Zero Down Payment

Eligible Nevada veterans and active-duty service members can purchase a home with no down payment, no private mortgage insurance, and competitive rates. No first-time buyer requirement. One of the best mortgage products available for those who qualify.
