Yes. If you want Nevada Housing Division down payment help, plan on a first time homebuyer class. The Home Is Possible education page says borrowers must take a homebuyer education class and give the completion certificate to the lender. Taking the class does not reserve the money and does not approve the loan. I confirm the current course list before you enroll.
For a Home Is Possible loan, yes. Nevada Housing Division says the class is required prior to closing, and the certificate has to reach the lender. The Division’s education instructions also say every person on the note has to attend. A co-signer who is not on the note is not required to attend. A non-purchasing spouse on title does have to take it. That surprises couples in Henderson who thought only the borrower on the application needed the course.
The class is not only for someone who has never owned a house. The education sheet says first-time and repeat buyers on the note both attend. “First-time” for the program is a separate rule, often no ownership in the last three years. I do not treat those as the same test. You can own nothing and still need the class. You can be a repeat buyer on the note and still need the class.
A conventional, FHA, or VA loan with no Nevada assistance may not require this course. If you are using the assistance, do not skip it because a friend bought without it. Their file may not have used the same program.
Use a course on the current Nevada Housing Division list. The free online option is the Division’s course with Freddie Mac CreditSmart. Other approved options have included Community Services of Nevada, Chicanos Por La Causa, Fannie Mae HomeView, Framework, Money Management International, and Neighborhood Housing Services of Southern Nevada. HUD-approved agencies can also qualify. I match your certificate to the list before we submit. A random webinar does not count.
Fees differ. The Division’s own course is offered at no cost. Some partner classes charge a fee. I would rather you take an approved free course than pay for one that will not be accepted. Finish it under your own name. If two people are on the note, each person needs a certificate. One shared login is a common reason a Las Vegas file gets held.
The full program comparison, including who the assistance is for, is in first time homebuyer class and Nevada assistance in 2026. This page only answers the class question.
The Division says the course covers credit, budgeting, and what to expect when you buy. You can take the online version at your own pace. It is education. It is not underwriting. A certificate does not mean your income is enough, your credit meets the floor, or the house in Spring Valley is eligible.
I still need pay stubs, asset statements, and a credit review. Assistance programs also have income limits, purchase-price limits, and a primary-residence rule. Those limits change. I read the current Nevada Housing Division guidelines before I tell you that you fit. I will not call a program the easiest. The one that fits is the one whose rules you meet on the day we reserve funds.
If you are buying your first house in Clark County, start on the first-time homebuyer page so the class, the assistance, and the loan move together. How a mortgage file is built is on Mortgage 101.
Take it before we reserve the assistance, not the week of closing. I have seen North Las Vegas buyers finish the course after the offer was accepted and then wait on a certificate that had the wrong name. Build the class into the first week. If you are writing an offer, a fully underwritten file plus a finished class is cleaner than a class you plan to take later. How I prepare that file is on the Fairway Advantage page.
Bring the certificate to me as a PDF. Do not assume the course site sent it. If you used a paid partner in Las Vegas, keep the receipt and the completion email. If the site errors, the Division lists a contact for the CreditSmart course. Do not start a second paid class until I say the first one failed.
You can skip it if you are not using Nevada Housing Division assistance and your loan does not require education. A VA buyer near Nellis who is not using this assistance follows VA rules, not this course rule. A co-signer who is not on the note can skip it. Everyone else on the note or on title should plan to attend.
Do not skip it because you took a class in another state five years ago. I need a certificate the current list will accept. If you are not sure, send me the certificate before you pay for a new one.
If you need the class and a Nevada assistance file, start with me so the education and the loan stay on the same timeline. Call (702) 348-7573 or use the contact form. How I work is on About Jeff.

Yes. Nevada Housing Division offers a free online course you can finish at your own pace, and several approved partners also teach online. You still need a completion certificate in each borrower’s name. An online class counts only if it is on the current approved list. I check that list before you enroll.
No. The certificate shows you finished the education. Income limits, credit, the purchase price, and the primary-residence rule are separate. I cannot reserve Nevada assistance from a certificate alone. Send the certificate with your income documents and I will tell you if the file can move.
If both of you are on the note, yes. Nevada Housing Division says each borrower attends. A co-signer who is not on the note does not have to attend. A spouse who is on title and not on the loan still needs the class. I have held Henderson files because only one certificate came back.
Ask me to check the current guideline before you rely on an old certificate. A course from a few years ago, or from a provider no longer on the list, may not be accepted. If the certificate is in a former name, we match it to your ID before we submit. Do not pay for a new class until I review the one you have.
