Complete the class early. Lenders cannot close many of these files until the certificate is in the package. If two people are on the loan, both usually need the course. Veterans near Nellis and Creech who pair a VA loan with state aid still take the same class when the assistance program requires it.
The class does not approve you for a loan. It does not reserve funds by itself. It proves you received the education the state requires.
For a typical first-time buyer, Home Is Possible is the broadest path. It is built for buyers who have not owned a primary home in the last three years. It can provide assistance tied to the first mortgage, often used for down payment and closing costs. It works with FHA, VA, USDA, and certain conventional products through participating lenders.
Worker Advantage is different. It offers $20,000 as a no-interest, no-payment, 30-year second mortgage. There is no first-time buyer rule. At least one borrower must work in an essential-worker category such as health care, education, public safety, or construction. You must have lived in Nevada for at least six months. Household income can go up to 150 percent of area median income. In Clark County that 2026 figure is listed at $147,300 on the program page. The home price cap is $832,750, subject to the first-loan agency limit. Minimum credit score is 640, or 660 for manufactured homes. You cannot have used Home Is Possible before.
As of late August 2026, the official rates page has marked Worker Advantage loans fully reserved. Funding is first come, first served. Treat availability as a live check, not a promise.
So “fewest extra gates” depends on who you are. If you are a first-time buyer and not in a listed essential job, Home Is Possible is the usual door. If you are an essential worker and funds are still open, Worker Advantage can be the larger check.
Home Is Possible is the statewide workhorse. It is the program I see most often for teachers, service workers, and young families in Clark County who meet first-time status and income caps. Assistance is a percentage of the loan, not a flat $20,000. That means a lower purchase price produces a smaller assistance number.
Worker Advantage is a flat $20,000 second mortgage. It can go toward down payment, closing costs, or a rate buydown, with leftover funds still usable at closing. There are no monthly payments on that second loan. It is repaid when you sell, refinance, or reach the 30-year term. It is not the same as a gift that disappears after three years.
You generally cannot stack Worker Advantage with a prior Home Is Possible award. Choose one path. Pair either program with FHA, VA, or an approved conventional first loan through a participating lender. A VA loan still needs a Certificate of Eligibility. FHA still needs its own credit and down-payment rules. State aid does not replace those first-loan rules.
Most Nevada Housing Division files I see need a 640 credit score. That is a program floor, not a Fairway overlay you can ignore. Lower scores may still get an FHA loan without state aid, but they usually will not reserve these programs.
Income limits change by county and household size. Clark County buyers must use the current Home Is Possible or Worker Advantage charts, not last year’s number. Non-purchasing spouse income often counts toward household income even if that spouse is not on the loan.
Purchase price must fit both the program cap and the first-loan limit. Worker Advantage lists $832,750. FHA and conventional limits can be lower or different by county. In Las Vegas and Henderson, that mismatch is a common reason a file stalls after the buyer already finished the first time homebuyer class.
Book the first time homebuyer class as soon as you start shopping. Then bring the certificate to a participating lender with pay stubs, tax returns, and a credit snapshot. Ask which program you actually qualify for today, not which one sounded best on social media.
If you work in a listed essential job, ask first whether Worker Advantage still has reservations. If those funds are closed, switch to Home Is Possible without delay. If you are not an essential worker, start with Home Is Possible and a loan type that fits your down payment: FHA at 3.5 percent, VA at zero down if you are eligible, or conventional if the score and reserves support it.
A fully underwritten pre-approval still helps in Clark County. Sellers in Las Vegas and North Las Vegas want to see that the first loan and the assistance can close together.
