Mortgage documents and a blurred pre-approval letter prepared before a Las Vegas home offer.

A fully underwritten pre-approval is a lender letter written after income, assets, and credit are reviewed, not after a phone estimate. Sellers in Las Vegas take a lower cash offer because cash has no loan to fall through. I cannot promise you will beat that offer. I can take the financing doubt off the table before you write.

Why did my higher offer lose to cash?

Listing agents in Henderson, Spring Valley, and Summerlin do not only read the price. They read the risk. A cash buyer can close without an appraisal contingency and without a loan denial. Your higher price still has a lender, an appraisal, and a list of conditions. If the letter in your offer is thin, the seller treats you as the riskier file even when you bid more.

I see this on houses that sit for a weekend and take three offers. The cash offer is lower. The financed offer has a pre-qualification that says “based on information you provided.” The seller picks cash. The Consumer Financial Protection Bureau says those letters are not guaranteed loan offers. Lenders also use the words in different ways. What is under the letter matters more than the title on it.

A soft letter is a start. It is not what I send when you are competing this week. If you already lost one house, do not write the next offer with the same letter.

What is a fully underwritten pre-approval?

In my office, a fully underwritten pre-approval means I have the application, the credit report, the income documents, and the asset statements. An underwriter has reviewed them. The findings are back. Conditions that can be cleared before you find a house are cleared. What is left is the property: appraisal, title, insurance, and the contract.

That is different from a pre-qualification, which is often your numbers with little or no document check. It is also stronger than a basic pre-approval that only pulled credit. I explain those two letters in pre-approved vs pre-qualified. This page is the next step: the file a listing agent can take seriously.

The CFPB says a letter helps the seller believe you can get financing. It is still not a commitment to lend. I will not call it clear to close before the house is under contract. I will say the borrower side has been reviewed. That is the Fairway Advantage I use in Las Vegas. You can see how I set the file up on the Fairway Advantage page. I am a direct lender with Fairway, not a broker shopping your file after you are in contract.

How do I compete with a cash offer in Las Vegas?

Get the underwritten letter before you tour. Do not start documents the night you want to write. A Summerlin listing that hits on Thursday does not wait for pay stubs on Monday. I want the letter, a proof-of-funds page for your down payment and closing costs, and a short note from me that the file is reviewed.

Price still matters. So do contingencies. A fully underwritten file lets you keep a shorter loan contingency because the borrower review is done. It does not let you skip the appraisal on a conventional or FHA purchase. Waiving the appraisal to look like cash can leave you short if the value comes in low. I will not tell you to do that to win a house in North Las Vegas.

You can offer a quick inspection period instead of waiving the inspection. You can close on the timeline the file supports. When the borrower side is already underwritten, I work toward a 21-to-30-day close. That is a target, not a promise. A condo document delay or a title issue can still move the date.

If you are buying your first house, start on the first-time homebuyer page so the letter, the down payment plan, and the offer happen in one order.

What does the listing agent actually read?

Agents look for the lender name, the amount, the expiration date, and whether anyone has verified you. A letter that expires in three days, or one from a call center with no local number, gets less weight than a letter from a loan officer who answers. I put my name, NMLS #416164, and the Las Vegas office number on the letter. The agent can call me.

They also look at who is lending. A broker can shop investors. A direct lender is the one underwriting the file. I wrote the difference in first-time home buyer mortgage lenders vs brokers. If your last letter came from a broker who had not submitted the file, that is one reason cash won.

Bring the agent a clean package: underwritten letter, proof of funds, and a pre-approval amount that matches the offer. Do not send a letter for $200,000 more than the house and hope it looks strong. An inflated number with no documents looks like a guess.

What should I do before the next offer?

Send the documents once. Pay stubs, W-2s or tax returns, and asset statements. Do not open a new card after I pull credit. Do not move the down payment to a new account without telling me. Either one can reopen findings and weaken the letter you are about to use.

If the first house died on financing, ask me what the seller saw. Sometimes the price was fine and the letter was the problem. Sometimes the house needed repairs the cash buyer could ignore. Those are different losses. The Mortgage 101 page covers the steps. This letter is the piece that changes the offer.

I will not tell you a fully underwritten pre-approval beats every cash offer in Clark County. I will tell you a soft letter loses to cash more often than it should.

FAQs

Does a fully underwritten pre-approval mean I am clear to close?

No. Clear to close comes after the house is under contract and the property conditions are met. The underwritten letter means your income, assets, and credit have been reviewed. Appraisal, title, and insurance are still open. Jeff Wucinich, NMLS #416164, can tell you which conditions are left before you offer. Call (702) 348-7573.

Can I beat a cash offer in Henderson with a higher price?

Sometimes. A higher price helps when the seller believes the loan will close. It does not help when the letter is a soft pre-qualification. I have seen Henderson sellers take less cash over a higher financed offer with a thin letter. Strengthen the file first, then decide if a higher price is worth it.

How long does the underwritten letter last?

I date it for the window the documents support, often 60 to 90 days, and I update it if pay stubs go stale. A letter from last quarter will not carry a Summerlin offer. Ask me to refresh it before you write. Do not assume the first letter is still valid.

Will this letter work on a condo in Las Vegas?

The borrower review can be done early. The condo review cannot. Some projects need extra documents, and that can add days after you are under contract. Tell me the building before you waive a loan contingency. The letter does not approve the project.

Should my realtor call you before we submit the offer?

Yes. I would rather the listing agent hear from me before they read the letter. A two-minute call beats a PDF from an unknown lender. Have your agent send the offer draft so the amount on the letter matches the contract. That check has saved more than one Las Vegas file.
