
First time home buyer mortgage lenders come in two main types: a direct lender and a mortgage broker. A direct lender, such as Fairway Independent Mortgage Corporation, originates the loan on its own product set. A broker shops your file across wholesale lenders and places it with one of them. For many Las Vegas first-time buyers, a direct lender with a fully underwritten pre-approval is the stronger path because the underwriter already reviewed the file before you write an offer. Neither path guarantees approval.

A mortgage broker does not fund the loan. The broker gathers your documents, sends the file to one or more wholesale lenders, and earns a fee for placing the loan. That model can help a buyer compare several wholesale rate sheets in one conversation
A retail loan officer at a direct lender originates inside one company. Fairway sets the product menu, the underwriting path, and the closing process. I do not shop with 100 lenders. I work with Fairway's programs: FHA, VA, conventional, jumbo, Nevada down payment assistance, and non-QM files when they fit.
The Consumer Financial Protection Bureau tells buyers to compare Loan Estimates, confirm the originator’s license, and ask how the person is paid. You can verify any originator, including me, on NMLS Consumer Access. The license number is the same tool whether you choose a broker or a lender.
First-time buyers in Clark County usually need more than a quoted price. They need a file that a listing agent will trust. Many Las Vegas offers now ask for a pre-approval that names a maximum loan amount, down payment, and loan type. A letter that only says “pre-qualified” after a soft conversation does not carry the same weight.

The same team that will close the loan has already reviewed income, assets, and credit. A broker can also produce a strong letter if the wholesale lender underwrites early. Many do not. The gap shows up when a seller picks between two similar offers.
Rates still vary by credit score, loan type, lock period, and market conditions. A broker may show a lower headline price on one day. A direct lender may close faster and with fewer handoffs. First-time buyers should compare the full picture: letter strength, turn time, communication, and closing costs on the Loan Estimate.
A broker can help if you need a rare wholesale product that Fairway does not offer, or if you want several unrelated lenders priced in one sitting. Self-employed buyers and thin-credit files sometimes benefit from that wider wholesale menu.
A broker is not automatically the “best mortgage broker” because the website says so. Ask who underwrites the loan, who answers the listing agent, and who owns the file if a condition comes in three days before closing. If those answers point to a third company you have never spoken with, you are shopping for a middleman. That can work. It can also add a layer when time is short.
Do not choose a broker or a lender based on the word “best.” Choose based on who can close your specific loan type in Clark County on the timeline your contract requires.
Las Vegas contracts move fast in Summerlin, Henderson, and parts of North Las Vegas. Realtors want a name they can call. They want a pre-approval that survives underwriting. They want a closer who already knows Nevada Housing Division programs if the buyer is using Home Is Possible.
That is where a local direct lender helps. I can pair an FHA loan with state assistance, or a VA loan with zero down for an eligible veteran, without sending the file to a new shop after the offer is accepted. Closing targets of about 21 to 30 days are realistic when the file is already underwritten. They are not a promise. Title, appraisal, and the buyer’s documents still have to land on time.
Veterans near Nellis and Creech often need a lender who originates VA loans every week, not once a quarter. First-time buyers using down payment assistance need a lender who is set up with the Nevada Housing Division. Those operational facts matter more than whether the person across the table uses the word broker.
Start with the license. Look up the individual NMLS number and the company NMLS number. For me that is NMLS #416164 and Fairway NMLS #2289. Read the same two numbers on every form you sign.
Next, ask four questions. Will my pre-approval be fully underwritten? Who is the underwriter employed by? What loan types do you close for first-time buyers in Clark County? How do you handle Nevada assistance or a VA Certificate of Eligibility? Write down the answers. Compare two originators, not ten. Multiple full applications in a short window can stack hard inquiries.
Bring pay stubs, tax returns, bank statements, and your goal: FHA, VA, conventional, or assistance. Then decide. If you want one company to underwrite, lock, and close, go direct. If you want a shopper across wholesale lenders, use a broker. Both are legal. Both must disclose fees. Only one of those models is how Fairway and I work.
