When to refinance a mortgage is a math question on your loan, not a prediction from a chat window. You refinance when the monthly savings cover the closing costs before you plan to sell, and the new term does not wipe out the gain. I will not forecast the next rate move. I will run the break-even on the note you already have.
An AI post does not have your payoff, your remaining years, or the taxes and insurance on a Henderson or Spring Valley house. It also does not know if you have a VA loan, an FHA loan, or a conventional loan. Those are different refinance paths. A generic “wait” can cost you a year of savings, or it can push you into a new 30-year loan that costs more over time.
I read the note, the current payment, and how long you expect to keep the house. If you are selling in a year, a lower rate may not pay for itself. If you are staying in a Summerlin house for seven years, a smaller payment change can still work. The Consumer Financial Protection Bureau describes a refinance as replacing your current loan with a new one. The new loan has its own costs. Those costs are the part the chatbot skips.
Do not pause a file because a social post named a month. Ask me for the break-even on your statement.
Add the lender fees, title fees, and any prepaid items you would not pay if you kept the current loan. Divide that total by the monthly principal-and-interest savings. That number is the months to break even. If you will still be in the house after that month, the refinance can pay for itself. If you might move sooner, it does not.
Watch the term. A lower rate on a new 30-year loan can drop the payment and still raise the interest you pay, because you reset the clock. I compare the payment and the total you will pay if you keep the house for the years you named. I do not use a one-point rule. A one-point drop is a slogan. Your costs and your timeline decide it.
Credit changes the offer you can get. If the score or the income is the holdup, that is a different article. I covered it in when to refinance a mortgage with lower credit in Nevada. This page stays on timing.
Yes. A conventional rate-and-term refinance is the standard break-even test. A cash-out refinance is a different job. You are taking equity, not only cutting the rate. I only run cash-out when you have a use for the money and you can still afford the new payment. Equity options that are not a full refinance are on the equity management page.
A VA Interest Rate Reduction Refinance Loan, or IRRRL, is for a veteran who already has a VA loan. The VA says it can lower the payment or move you from an adjustable rate to a fixed rate. You generally need to certify that you live in the home or used to live there. It is not a purchase loan, and it is not a way to skip the break-even. Nellis and Creech homeowners ask me for this by name. I still compare the new payment with the funding fee and the costs.
An FHA Streamline is only for an existing FHA loan. HUD sets that path. It is not available on a conventional loan. If you have FHA mortgage insurance, I include that premium in the comparison. A lower rate that keeps a high premium can be a weak trade.
Send the current statement, the note rate, the remaining term, and whether you plan to stay. I also need the loan type. A house in North Las Vegas with a VA loan is not the same file as a Summerlin conventional loan. Taxes and insurance here move the payment even when the rate does not. I will not guess those from a national average.
If the break-even is inside the years you will keep the house, we look at a rate-and-term refinance. If you need cash for a project, we look at cash-out and we talk about the higher balance. If the numbers fail, I tell you to wait. Waiting is a result of your file, not a headline.
The steps and the programs I use are on the refinance page. Veterans who are not sure which loan they have can start from the VA loan page and I will read the statement.
Ignore a predicted rate for next spring. Ignore a rule that everyone should wait for a round number. Ignore a payment quote that does not ask for your balance. A model can explain break-even. It cannot see the Clark County tax bill or the insurance on your street.
Also ignore a promise that a streamline needs no review. VA and FHA still have rules. I still have to see the current loan. I will not approve a refinance from a screenshot of a chatbot.
Send the statement. I will tell you if a refinance pays for itself on your Las Vegas house, or if waiting is the right call. Use the contact form or call (702) 348-7573. How I work is on About Jeff.

Only if the break-even lands inside those two years. Closing costs on a refinance are real. If you sell first, you paid them for a payment cut you did not keep. I run that month count before I recommend a file. A chatbot cannot see your payoff or your plan to list in Henderson.
An IRRRL is built to lower the rate or switch an adjustable rate to a fixed rate on a VA loan you already have. Many of these files do not need a full new appraisal, but the VA still has occupancy and loan rules. I confirm the current handbook on your file. Do not assume every VA refinance skips the appraisal.
No. A new 30-year term can cut the payment and add years of interest. I compare the payment and the total you pay over the years you will stay. If the term reset costs more than the rate cut saves, I tell you to keep the current loan. That check matters more than a headline rate.
Then the timing test is not the first step. Income, credit, and the loan type decide if a refinance is available. I covered the lower-credit path in the Nevada refinance article linked above. Call before you apply with three lenders in the same week. Extra pulls are not a plan.
Call Jeff Wucinich, NMLS #416164, at (702) 348-7573, or send the statement through the contact form. I am a direct lender with Fairway in Las Vegas, not a rate-prediction site. I will tell you if the break-even works or if you should wait. That is not a commitment to lend.
