A credit score drop after a mortgage application is usually a hard inquiry, not a sign that your file is failing. The Consumer Financial Protection Bureau says a lender credit check is reported as an inquiry and typically has a small effect on your score. In my Las Vegas files, that move is often small and does not, by itself, stop a purchase or a refinance.
When you apply for a mortgage, I have to see the full report. That check is a hard pull. The credit bureaus record it as an inquiry. Other lenders can see it. A soft pull, the kind used for a quick pre-qualification or when you check your own score, does not work the same way. The CFPB says checking your own credit is not treated like a lender inquiry.
I see this most often with buyers in Henderson, Spring Valley, and Summerlin who open a free score app the day after we pull credit. The app score and the mortgage score are not the same number. Most mortgage lenders use FICO scores from Equifax, Experian, and TransUnion, and we use the middle score. A free app may use a different model. A drop on that app is not always the drop on the score I use for your loan.
A hard pull is also not the only reason a score moves in the same week. A new card, a higher card balance, or a closed account can move the number more than the inquiry. If the drop is large, I want the report, not a guess.
Yes. A soft pull lets me see a range or a snapshot without recording a lender inquiry that other creditors score against. I use that when we are talking, not when we are locking a loan. A hard pull is what happens when you apply and I need the report for underwriting.
A pre-qualification is often a conversation plus a soft look. A pre-approval, and a fully underwritten pre-approval, needs the hard pull. That is the file listing agents in Las Vegas actually want to see. You can read how I set that up on the Fairway Advantage page.
I would rather pull once, review income and assets, and write a letter that holds up than send a soft letter that falls apart at contract. If you only wanted a payment estimate, say that before I pull. If you are writing an offer in Clark County this month, the hard pull is the cost of a real approval.
The inquiry can stay on the report for up to two years. Scoring models usually stop counting it after about a year. The CFPB says the effect of one inquiry is small. It also says mortgage checks inside a 45-day window are recorded as a single inquiry, because lenders know you are buying one home.
That window is the part people miss. Newer FICO models group mortgage inquiries for 45 days. Older models still in use may use 14 days. VantageScore, the model behind many free apps, uses a shorter window. The CFPB puts the range at 14 to 45 days for the same type of loan. For the most common models, mortgage inquiries in the 30 days before scoring do not affect the score yet.
I tell Las Vegas buyers to shop inside a tight window. Pull with me, then compare. Do not spread hard pulls across two months. If the last mortgage check is within 45 days of the first, the CFPB says the credit impact is the same as one check. Past that, a new pull can count on its own. The extra effect is still small. A worse loan costs more than a second inquiry.
Do not open a new card. Do not finance a car. Do not close an old card to clean up the report. The CFPB says a new card or car loan is a separate inquiry and can lower the score again while the mortgage is in process. I have watched a Spring Valley purchase stall because a buyer bought furniture on a new store card after we pulled credit. The inquiry was not the problem. The new debt was.
Pay down revolving balances if you can, but do not move money out of the account I am using for reserves. Keep paying every bill on time. If a collection or a wrong balance showed up, we look at it before we guess. You can pull your own reports at no score cost .
If you are refinancing a Las Vegas home, the same rule applies. A refinance file can be re-pulled if it sits too long. Ask me before you apply anywhere else. If you are a first-time buyer, start on the first-time homebuyer page so the class, the down payment plan, and the credit pull happen in one order.
A small drop after one mortgage pull rarely moves you out of a loan program by itself. What matters is the middle score on the version the investor uses, your debt, and the money you can document. I will not promise an approval from a score screenshot. I will tell you if the drop changed the file.
Veterans near Nellis Air Force Base sometimes see the same dip and assume the VA loan is off the table. It is not. The inquiry did not erase your eligibility. You can read the VA path on the veteran module. Self-employed buyers in Henderson sometimes see a bigger move because card balances were already high. In that case we look at the balances, not the inquiry.
If you already applied and the app score fell, send me the date of the pull and do not add new credit. I will look at the mortgage score, not the app score, and tell you whether we keep moving.
If your score moved after you applied in Las Vegas, call me before you open a card or pause the file. I am a direct lender with Fairway Independent Mortgage Corporation, not a broker, and I can tell you whether the drop is the inquiry or something else on the report. Start with the contact form or call (702) 348-7573. You can also read how I work on the About Jeff page.

Yes, if you want a pre-approval a listing agent can rely on. A soft pull can start the talk. It does not underwrite the loan. I pull credit when you are ready to write an offer in Clark County. Ask me first if you only want a payment range. Call Jeff Wucinich at (702) 348-7573 before you apply with several lenders on different days.
Not if the mortgage pulls sit inside the shopping window. The CFPB says checks inside 45 days count as one inquiry. Older scoring models may use 14 days. I keep the pulls close together. A car loan or a new card in the same month is a separate hit. Do not add those while we are in process.
The app is often not the FICO score I use. Mortgage lenders use the middle score from the three bureaus. There are 55 different scoring models and a free app can use any one of them, and a shorter shopping window. A move on the app can be a smaller move on the mortgage score. Send me the date of the pull and I will read the report.
A small inquiry drop does not automatically remove you from a Nevada Housing Division program. Each program has its own credit floor, and that floor can change. I check the current rule before we reserve funds. Do not open new credit to rebuild the score while we are qualifying. That usually makes the file worse.
Call the same week. Do not close cards, finance a car, or apply for a store card first. Jeff Wucinich, NMLS #416164, can tell you if the drop is the inquiry or a balance change. Reach the Las Vegas office at (702) 348-7573 or use the contact form. If we are already in contract, call before you do anything else.
